The three common ways commercial snow is priced
Most commercial snow agreements fall into one of three structures. A fixed seasonal contract charges the same total no matter how much it snows. A per-visit contract charges for each time the crew services the site. A seasonal contract with an event cap sits between the two: a set seasonal price covers service up to a stated number of events, and anything beyond that is billed at an agreed per-event rate.
Each structure moves the weather risk in a different direction, which is why it helps to understand them before comparing quotes.
How an event cap works in practice
The contract defines what counts as an event. Usually that is tied to a snowfall that triggers a plowing visit, and the contract spells out how long storms and repeat visits are counted. The seasonal price includes up to the capped number of events. If the winter stays under the cap, the property pays the seasonal price and nothing more. If the winter goes over, the extra events are billed at the rate already written into the contract.
Because the definitions matter so much, read them carefully. Ask how a storm that lasts two days is counted, whether salt-only visits count toward the cap, and how you will be told when the cap is reached.
Why property managers like it
For a property manager or condo board, the main benefit is a budget number that holds in a normal winter. The seasonal amount can be split into monthly payments, which fits operating budgets and reserve planning. At the same time, the contractor is not forced to absorb an unusually heavy winter, which means the price does not need a large cushion built in for worst-case weather.
When another structure might suit you better
A seasonal price with a cap is not right for every site. Consider the alternatives:
- A fixed seasonal contract suits owners who want one number and no extra invoices, and who accept that they pay the same in a light winter
- A per-visit contract suits sites that want to pay only for what is used and can handle a larger bill in a snowy month
- A seasonal with event cap suits owners who want budget certainty in most winters with defined terms for an unusual one
There is no single best choice. It depends on how your organization budgets and how much variation it can absorb.
What to check before signing
Before you sign, confirm the start and end dates of the season, what surfaces and services are included in each event, how the cap is counted, the per-event rate after the cap, and how billing works. Make sure walkways, entrances and ramps are included in every event, not billed separately. Ask for a written contract and a timestamped photo log of each visit, so the event count can be checked against the record. Our FAQ covers common contract questions.
A practical tip for boards and managers: when you compare quotes with event caps from different contractors, check that each one defines an event the same way and includes the same areas. A lower seasonal price with a smaller cap, or a narrower definition of an event, may end up costing more by the end of a busy winter. Line up the seasonal price, the cap and the after-cap rate side by side so the comparison is fair.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
