Choosing between a seasonal contract and a per-event agreement is one of the first decisions a business owner faces when shopping for commercial snow removal. Each has real tradeoffs worth understanding before you sign anything.
A seasonal contract charges a flat rate for the whole winter, regardless of how much or how little it snows. This gives you predictable monthly costs you can budget around, and it protects you from a brutal, storm-heavy winter driving your snow removal spending far above what you expected.
A per-event contract charges only when service is actually performed, based on a trigger depth being reached. This can save money in a mild winter with few storms, but it exposes your budget to a heavy winter, when costs can climb well past what a seasonal rate would have cost for the same coverage.
The right choice often comes down to your risk tolerance and cash flow preference. A business that wants budget certainty leans seasonal. A business more comfortable absorbing variable costs, and confident that London's winters trend milder than average some years, might prefer per-event pricing.
Know Your Trigger Depth
Every contract needs a clear trigger: the amount of snow that sends a crew out. For residential plans we use 5 cm. Commercial sites often need a different trigger depending on hours, foot traffic and how quickly the lot has to be open. Whatever the number, it should be written into the contract so there is no argument after a storm about whether a visit was due.
Don't Forget Ice
Snow contracts are often compared on plowing alone, but in London a lot of winter risk comes from freezing rain and refreeze. Ask whether salting is included, billed per application, or offered as a seasonal add-on, and whether it covers freezing rain and refreeze events that bring no new snow. Two contracts with the same plowing price can cost very different amounts once ice control is added in.
Long Storms and Return Visits
A storm that lasts all day may need several visits to keep entrances and drive lanes open. Seasonal contracts usually include return visits during long storms, while per-event agreements may count each visit separately. Read how a "visit" or an "event" is defined before you sign, because that definition drives your real cost in a heavy winter.
Records and Payment Terms
Whichever structure you pick, insist on a record of every visit. We take a timestamped photo after every service, so you can match invoices to real visits. Also check deposit and payment terms so there are no surprises. Commercial sites are priced individually, and we send a per-site quote within 2 business days.
A Quick Way to Choose
If a surprise bill in a snowy February would cause real trouble, a seasonal contract is usually the safer pick. If your cash flow can absorb a bad winter and your site does not need constant attention, per-event pricing may save money in a light year. Either way, compare proposals on the same scope: the same areas, the same trigger and the same ice control.
Is a seasonal contract always more expensive?
Not necessarily. In an average or heavy winter, a seasonal rate often costs less than paying per event. In a very light winter, per-event can come out ahead.
Can I switch structures mid-season?
That depends on the contract. Settle the structure before the season starts, because most contractors plan routes and staffing around it.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
