Life circumstances change, and sometimes a homeowner or business in London, Ontario needs to ask whether a snow removal contract can be cancelled once the season has already started.
Most seasonal snow removal contracts include cancellation terms, but they aren't usually as flexible as a month-to-month service. Since companies plan routes and staffing around committed customers for the whole season, mid-season cancellations can come with a fee or a required notice period.
Reasons for wanting out mid-season vary: selling the property, moving away, or switching providers after a bad experience. A clear contract should spell out exactly what happens in each of these situations before you sign.
The best time to avoid a mid-season headache is before you sign, by asking directly about cancellation terms and reading the fine print rather than assuming every contract works the same way.
At Thames Valley Snow, we talk through our terms before you sign, so you know what applies if your situation changes partway through the winter.
Why seasonal contracts are not month-to-month
Seasonal snow removal is planned months ahead. Routes, crews and salt are arranged in the fall for a set list of properties, and the price reflects the whole season, December 1 to March 31. With us, a 30% deposit is paid at booking and the balance is due before December 1, so the season is paid up front. That structure is what lets a company commit to automatic service for every 5 cm snowfall without you calling.
What to look for in the contract
- Who the contract is with and what property it covers.
- The service period and what triggers a visit.
- What is included: driveway, City windrow, walkway, steps, salt.
- How payment works and when it is due.
- What happens if you sell or move, and whether service can transfer to the new owner.
- How problems are reported and fixed.
If any of these are missing, ask before you sign. A clear written answer now avoids an argument in February.
Selling or moving partway through the winter
If you are selling, mention the contract to your agent. A cleared driveway and walkway helps showings, and a buyer moving in during winter may welcome having service already in place. Contact us as early as possible so we can discuss what is possible for your situation.
If you are unhappy with the service
Most problems are fixable once they are raised. Because we take a timestamped photo after every visit, it is easy to check exactly when your property was done and what it looked like. Tell us what went wrong, whether it is a missed step, a windrow left behind or an edge clipped, so it can be corrected. Fixing a specific problem is usually faster than switching companies mid-winter, when other providers may have full routes.
Low-commitment alternatives
If you are unsure about committing to a whole season, per-visit clearing at $70 to $85 plus HST lets you pay only for the visits you use. It costs more per visit and is scheduled around seasonal clients in big storms, but there is nothing to cancel.
Get every answer in writing
Whatever company you choose, keep a copy of the signed contract and any email that changes it. If a term is explained to you verbally, ask for it to be confirmed by email. That record protects both sides if plans change mid-winter.
