Why Opening Time Shapes Commercial Snow Removal Pricing

Along with the size of your lot and the length of your walkways, the time your site needs to be ready is one of the main things that decides a commercial snow price.

Three things set the price of a commercial site

At Thames Valley Snow, commercial sites are priced individually from three main factors: the paved area, the length of walkways, and the opening time. The first two are about how much work there is. The third is about when that work has to be finished. All three matter, and the third is the one owners most often underestimate.

Why the clock matters to a contractor

In a snowfall, every commercial client wants to be cleared first. That is not possible. A crew has to drive a route, and the order of that route is built around each site’s deadline. A plaza that opens at ten can be done later in the route than a clinic that sees patients at seven. A site that must be ready at five in the morning, such as a business with early shifts, sits near the front of every route and limits how many other sites that crew can serve before dawn.

Early deadlines also mean crews start earlier and are more likely to need a second visit if snow keeps falling after the first pass. Those realities are reflected in the price.

Give the real time, not the posted hours

When you request a quote, think about who arrives first, not when the sign says you open. Useful information includes:

If you give a later time than you actually need, the lot may not be ready when your staff pull in. If you give an earlier time than you need, you may be paying for a deadline you do not use.

Opening time and walkways

Walkways, entrances and ramps are hand work, and they take time. On a site with long sidewalks, the deadline for walkways may set the schedule more than the lot itself. Make sure your contractor knows which entrances must be open first and which can follow.

Different sites, different deadlines

If you manage several properties, each one may have its own opening time. An office building, a retail plaza and an apartment complex all have different first arrivals. Listing each site’s time separately in your request for quote helps the contractor plan routes and gives you more accurate pricing. Our property managers page explains how we handle portfolios.

What happens when the deadline changes mid-season

Businesses change. A clinic adds early appointments, a plaza gets a tenant who opens at six, an office moves to shift work. When your opening time changes, tell your contractor in writing as soon as you know. The crew’s route was built around the old time, and a change may affect where your site falls in that route.

Moving to a later time is usually simple. Moving earlier may affect pricing, because it can push your site ahead of others on the route or require an earlier start. Either way, it is better to discuss it before the next storm than to discover on a snowy morning that your staff are arriving to an uncleared lot.

The same applies to special events. If you have a one-time early opening, such as a holiday sale or an early meeting, let the contractor know a few days ahead so they can try to accommodate it.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
