What's a Reasonable Response Time for Commercial Snow Service?

Response time is one of the most common questions business owners ask when shopping for a commercial snow removal contract, but the right answer depends on your property type, hours, and the storm itself, not a single universal number.

For most commercial properties, a reasonable target is having the lot cleared and safe within one to two hours of a trigger depth being reached, or before opening, whichever comes first. Properties with round-the-clock operations or early opening hours often negotiate tighter windows, while lower-traffic properties may accept a longer window in exchange for lower cost.

During a fast-moving or heavy storm, response times naturally stretch across every contractor's client base, since equipment and crews are finite. What separates a good contractor from a mediocre one isn't promising an impossible response time, it's communicating clearly when a delay is happening and why, so you're not left guessing.

Get your response time commitment in writing as part of the contract, along with what happens if it's missed. A vague verbal promise that a crew will get there quickly isn't the same as a documented service level you can hold the contractor accountable to.

Timing starts with your opening hours

The most useful timing promise for a business is not a number of minutes after the snow stops. It is whether the lot, walkways and entrances are clear and safe before your doors open. A clinic opening at 8 a.m. and a plaza opening at 10 a.m. need different planning, which is why opening time belongs in the quote itself.

What affects timing in a storm

How Thames Valley Snow plans commercial timing

We price each site from its paved area, walkway length and opening time, so timing is built into the quote rather than added later. Sites are cleared before opening, with return visits during long storms, and sidewalks, entrances and ramps are hand-cleared and salted. Every visit goes into a photo log, so you can check when the work happened instead of relying on a verbal promise.

Written quotes usually arrive within 2 business days, and you can choose fixed seasonal, per-visit or event-cap pricing, with monthly billing on request. We carry $2,000,000 in liability insurance and are WSIB registered.

Putting timing in writing

Whatever you agree, write it down. The agreement should say that the site is cleared before your opening time, which areas are included, whether return visits happen in long storms, and how each visit is recorded. If your hours change during the season, such as holiday hours or a new early shift, tell your contractor in writing so the plan changes with them. For properties that need clearing very early, ask whether a priority early-morning option is available. A clear written plan avoids the most common disagreements in winter: whether the lot was done, when it was done, and whether the entrances were included. Keep a copy with your property records.

Response time FAQ

What if it snows again after you leave?

During long storms we make return visits, so the site is not left after one pass.

How do I know when my lot was cleared?

Each visit is recorded in a photo log you can check.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
