Why docks are their own problem
Loading docks concentrate several winter problems in one small area. Depressed dock wells collect drifting snow and meltwater. Truck aprons take heavy, slow traffic that packs snow into ice. Overhead doors open and close all day, letting warm air out and creating drips that refreeze. And the people working there are carrying, pushing or driving loads, not watching their footing.
For a small industrial unit or shop, the dock is usually the most important part of the property during business hours, so it deserves a specific plan rather than whatever the plow can reach.
What should be cleared at the dock
When you set up winter service, list each part of the receiving area:
- The truck apron and approach lane, wide enough for a trailer to swing in
- Dock wells and the area directly in front of each door
- Grade-level overhead doors and the slab in front of them
- Personnel doors and steps beside the dock
- Walkways between the dock, the office and staff parking
Anything a plow cannot reach safely, such as the area right at the dock bumpers or around bollards, should be hand-cleared.
Drainage in dock wells
Depressed docks almost always have a drain at the bottom. If snow is pushed into the well or the drain is covered, water collects and freezes into a slick pad right where trucks back in and workers step down. Keep piles well away from dock wells, and mark the drain locations before the season so the crew knows to keep them open. Snow should be piled away from doors and drains everywhere on site, but at a dock it matters most.
Timing around shipping and receiving
Many small industrial operations have a first delivery or pickup early in the morning. Tell your contractor when the first truck is expected and when staff arrive. The site should be cleared before that time, which is one of the factors used in pricing. If carriers arrive during the day while it is still snowing, discuss whether the crew should return to reopen the apron.
Salt and traffic
Heavy trucks turning on a packed surface polish it into ice quickly. The apron and approach lane often need salt even when the rest of the lot does not. Personnel doors and steps should be salted on every visit. Ask your contractor how they handle freezing rain and overnight refreeze around the dock, and make sure the answer is in writing. Our salting and ice control page explains our approach.
Contracts and records for industrial units
Small industrial lots are priced per site from paved area, walkway length and opening time. You can choose a fixed seasonal price, a per-visit price, or a seasonal price with an event cap. Ask for a written contract, proof of insurance and WSIB registration, and a timestamped photo log every visit. Workplaces with staff and outside drivers on site benefit from having that record if an incident is ever reported. See our commercial page for what we include.
Finally, involve the people who use the dock every day. Shippers and warehouse staff know which door gets the most traffic, where drifts build up after a west wind and which corner always ices first. A five-minute conversation between your shipping lead and the snow crew before the season often does more to prevent problems than any written spec.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room. See commercial snow removal or request a site quote by calling or texting (548) 888-8702.
