How Snow Removal Handles Loading Docks and Delivery Areas

Loading docks and delivery areas present a different challenge than a standard parking lot. Trucks need clear, level access, tight maneuvering space, and predictable footing, and a poorly cleared dock area can bring deliveries to a halt during a busy winter week.

Dock aprons need especially careful clearing since large trucks require a wider clear radius than passenger vehicles to back in safely. Snow piled too close to the dock edge, or ice left on the apron, creates a hazard for drivers backing in under time pressure, often in low light during early morning deliveries.

Timing matters more for delivery areas than general parking, since most businesses receive shipments on a set schedule that doesn't pause for weather. A snow removal plan for a warehouse or distribution point needs to account for delivery windows specifically, not just general opening hours, to avoid delays that ripple through your supply chain.

De-icing needs special attention at docks too, since the constant foot traffic of workers loading and unloading in the same spot compacts snow into ice faster than in a typical parking area. This area often needs more frequent salting than the rest of the property to stay safe throughout the day.

Plan the Dock Area Before the First Storm

The easiest winter at a loading dock starts in the fall. Walk the site and note where trucks swing wide, where trailers sit for long periods, and where staff walk between the building and the yard. Mark dock edges, bollards, drains and curbs so they can still be found once a few storms have piled up. At Thames Valley Snow we mark edges, steps and drains before the season so operators are not guessing under fresh snow.

It also helps to decide early where snow will go. Snow pushed against a dock wall or into a trailer parking row becomes a problem for the rest of the winter, so choose a storage spot that is away from doors, drains and sightlines.

Working Around Trucks and Shipments

A dock that is busy all day is hard to clear well while trucks are coming and going. Share your receiving schedule with your contractor so the heaviest clearing can happen in the gaps. If a trailer is parked at a door during a storm, the area around it will need a cleanup pass once it pulls away, because snow builds up underneath and beside it.

Truck traffic also packs fresh snow into hard ruts quickly. Clearing at a lower depth on busy lanes keeps that packing to a minimum and makes salting more effective afterwards.

Salting Where People Walk and Load

Dock plates, ramps and the path between the building and the yard see constant foot traffic, so they are often the first spots to turn icy. Salting these areas after each clearing, and again after a freeze-thaw, reduces slips during loading. Our salt service is a $175 add-on for residential plans, and commercial sites are priced per site so the dock, lanes and walkways can be covered in one plan.

Records That Help Later

Busy commercial sites benefit from proof of service. Thames Valley Snow takes timestamped photos of each visit, which gives property managers a simple record of when the dock and lanes were cleared. We carry $2,000,000 in liability insurance, are covered by WSIB, and can provide a certificate of insurance on request.

Frequently Asked Questions

Do you clear snow around parked trailers?

We clear what is safely accessible on each visit. Areas blocked by a parked trailer are best handled once the trailer moves, so let us know your shipping schedule when you request a quote.

How is a loading dock priced?

Commercial sites, including docks and delivery yards, are priced per site based on the area, the layout and the services you need. Quotes are sent within 2 business days.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
