How Freeze-Thaw Cycles Damage Driveways and Steps

Each time water seeps into a crack and freezes, it expands and pushes the crack wider, which is why winter is hard on driveways, steps and walkways.

What a freeze-thaw cycle is

A freeze-thaw cycle happens whenever the temperature moves above and back below 0°C. In southern Ontario this is common through the winter and especially in late fall and early spring, when sunny afternoons melt snow and clear nights refreeze it. Water expands by roughly 9% when it turns to ice. That small expansion, repeated again and again, is enough to slowly break apart materials that look solid.

Where the damage shows up

Why standing water makes it worse

Freeze-thaw damage needs water. Driveways that drain well suffer far less than those where meltwater pools. Snowbanks piled at the top of a slope, blocked drains and downspouts emptying onto the driveway all keep surfaces wet, ready to freeze again overnight. That same meltwater is a major cause of refreeze ice, so solving drainage helps both safety and the life of your driveway.

Practical ways to protect your surfaces

Clearing snow promptly also helps, because a thin layer of snow melting all afternoon feeds more water into cracks than a surface that was cleared early.

How our seasonal service handles it

Our seasonal plans run from December 1 to March 31. Clearing is automatic every time 5 cm or more falls, so you never need to call or book a visit. In long storms we come back for return visits, and the City windrow at the end of your driveway is cleared as part of the service. Before the season starts we mark your edges, steps and drains so they can be found under snow. After every visit you get a timestamped photo. We are fully insured with $2,000,000 in liability coverage and registered with WSIB. Seasonal salting is available for $175 plus HST and includes freezing rain and refreeze visits, and seniors and front-line workers save 5% on seasonal plans. Prices are fixed for the season: single or 1.5-car driveways are $650 to $725, doubles are $815, and three-car, paver or stamped driveways are $1,050, all plus HST. We measure your property from City of London maps and aerial imagery and send a fixed quote within one business day. A 30% deposit reserves your spot, with the balance due before December 1.

Simple habits that limit freeze-thaw damage

Keep meltwater moving off the surface. Point downspouts away from the driveway and steps, keep the end of the driveway clear so water can reach the street, and clear snow promptly so it does not sit and melt during the day only to refreeze at night.

Use de-icer sparingly and choose a product suited to your surface. On newer concrete and on pavers, ask your contractor which product they use and how much they apply.

Frequently asked questions

Can plowing make freeze-thaw damage worse?

Clearing snow promptly usually reduces damage because less water soaks into the surface. A crew that knows where your edges and steps are also avoids catching loose or cracked areas.

Should I seal my driveway before winter?

Sealing is best done in warm, dry weather. If it has not been done by late fall, it is usually better to wait until spring than to seal in cold conditions.

What's included… and what's extra
