Anti-Icing vs De-Icing: What Is the Difference?

Anti-icing means treating a surface before ice forms so it cannot bond, while de-icing means melting or loosening ice that has already stuck to the pavement.

De-icing: the familiar approach

Most homeowners know de-icing. Ice forms on the driveway or steps, and you spread salt or another product on top to melt it. It works, but it is fighting from behind: the ice has already bonded tightly to the pavement, so the product has to melt all the way down before the ice can be broken up or scraped away. That takes more material and more time, and on very cold days it can take a long while.

Anti-icing: getting ahead of the weather

Anti-icing reverses the order. A small amount of de-icer, often as a liquid brine or a light spread of granular product, goes down before freezing rain or snow arrives. When precipitation starts, the treated layer prevents ice from gripping the surface. What forms on top stays loose and slushy, so it can be plowed or shovelled away cleanly. Road crews use this method widely because it usually needs less product overall.

When each one makes sense

Limits of both methods

Neither approach is magic. Heavy rain can wash pre-treatment off before it freezes. Very cold temperatures slow ordinary rock salt, which becomes much less effective around -10°C, and some surfaces such as new concrete need gentler products. Timing also depends on forecasts, which are not always right about when rain will change to ice. The goal is to use judgement, not to salt everything heavily just in case.

What you can do at home

Keep a pail of de-icer and a scoop near your door so you can treat steps before an icy night. Clear snow first, then treat; salt spread on deep snow is mostly wasted. Watch forecasts for freezing rain warnings, since those are the days pre-treatment pays off most. If you would rather not track it yourself, our seasonal salting plan covers freezing rain and refreeze visits.

How our seasonal service handles it

Our seasonal plans run from December 1 to March 31. Clearing is automatic every time 5 cm or more falls, so you never need to call or book a visit. In long storms we come back for return visits, and the City windrow at the end of your driveway is cleared as part of the service. Before the season starts we mark your edges, steps and drains so they can be found under snow. After every visit you get a timestamped photo. We are fully insured with $2,000,000 in liability coverage and registered with WSIB. Seasonal salting is available for $175 plus HST and includes freezing rain and refreeze visits, and seniors and front-line workers save 5% on seasonal plans. Prices are fixed for the season: single or 1.5-car driveways are $650 to $725, doubles are $815, and three-car, paver or stamped driveways are $1,050, all plus HST. We measure your property from City of London maps and aerial imagery and send a fixed quote within one business day. A 30% deposit reserves your spot, with the balance due before December 1.
