What Salt and De-Icer Options Work Best for Commercial Lots?

Not all de-icing products work the same way, and picking the wrong one for a commercial lot can mean wasted product, ongoing ice problems, or unnecessary damage to pavement and landscaping. Understanding the main options helps you have a more informed conversation with your contractor.

Rock salt, or sodium chloride, is the most common and cost-effective de-icer for large commercial areas. It works well down to around minus ten degrees Celsius, which covers most typical London winter days, but it becomes far less effective in extreme cold and can be corrosive to concrete and metal surfaces over time with heavy repeated use.

Calcium chloride works at much lower temperatures than rock salt, making it useful during deep cold snaps when regular salt stops being effective. It costs more per application, so many commercial properties use it selectively during extreme cold rather than as their default product for every storm.

Sand is sometimes used alongside salt for traction rather than melting, particularly on ice that's already fully formed and won't respond well to salt alone. It doesn't melt anything, but it gives pedestrians and vehicles grip on an otherwise slick surface until warmer temperatures or additional treatment can address the ice itself.

Timing Matters as Much as Product

Applying de-icer before ice bonds to the pavement uses less product and works faster than trying to melt thick ice afterwards. On a commercial lot, that usually means salting right after clearing and again when a freeze-thaw is forecast. Waiting until customers or staff are already walking on ice raises both the risk and the amount of material needed.

Match Coverage to Traffic

Not every square metre of a lot needs the same treatment. Entrances, walkways, ramps, accessible parking spaces and drive-through lanes deserve the most attention, while far corners of an overflow lot see little foot traffic. Talking through these priorities with your contractor helps put product where it reduces slips the most.

Drains and low spots also need a look. Meltwater that pools at a blocked drain can refreeze into a sheet of ice across a driving lane, so keeping drains clear is part of good ice control.

Protecting Concrete and Landscaping

Heavy salt use can be hard on newer concrete, nearby grass and plantings. Using the right amount, sweeping up excess sand in spring, and choosing gentler products near sensitive areas helps limit damage. For entrances where pets or guide dogs walk, a pet-safe de-icer is a good option.

How We Price Commercial Ice Control

Commercial sites are priced per site, based on the area, layout and the level of salting and walkway service required. Quotes are sent within 2 business days. Every visit is recorded with timestamped photos, which gives property managers a clear service record. We carry $2,000,000 in liability insurance, are covered by WSIB, and are a member of the London Property Management Association (LPMA).

Keep a Simple Service Log

Whatever product you use, keep track of when the lot was cleared and treated. A short log, along with timestamped photos, makes it easier to answer questions from tenants, insurers or property owners later in the season, and helps you spot areas that keep icing over so they can get extra attention.

Frequently Asked Questions

Is rock salt enough for most commercial lots?

Rock salt handles most London winter conditions. In deep cold, other products or sand for traction may be needed alongside it.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room. See commercial snow removal or request a site quote by calling or texting (548) 888-8702.
