Every plowed commercial lot needs somewhere for the snow to go, and where it ends up matters more than most business owners realize until it starts causing problems partway through winter. Planning for snow storage is part of a good commercial snow removal plan.
A good contractor identifies designated snow storage areas before the season starts, usually along lot perimeters, in underused corners, or in areas that won't block sightlines, walkways, or fire access. Piling snow randomly wherever is convenient in the moment often creates problems that compound with each storm.
As winter progresses, piles grow. A storage area that worked fine in December can become a real obstruction by February if it hasn't been managed, blocking parking spaces, reducing visibility at exits, or creating meltwater and refreeze issues near entrances as temperatures fluctuate.
Snow removal, where piles are physically hauled off-site rather than just pushed to the side, becomes necessary for some properties partway through a heavy winter. This is a separate service from routine plowing and usually costs extra, so it's worth discussing with your contractor upfront rather than being surprised by it mid-season.
Choosing Good Storage Spots
The best snow storage areas share a few traits. They are downhill from walkways, so meltwater runs away from people rather than across their path. They sit away from drains that need to stay open and away from hydrants, fire lanes and accessible parking. They do not block the view of drivers leaving the lot. And they are on surfaces that can handle the weight, rather than on top of landscaping or fragile curbs.
Meltwater and Refreeze
Large piles melt on sunny afternoons and refreeze at night. If the water runs toward an entrance, a walkway or a parking aisle, it leaves a sheet of ice by morning. This is one of the most common causes of winter slips on commercial lots. Marking drains before the season keeps them visible and open, and treating the run-off paths with salt helps. Our seasonal salt service includes freezing rain and refreeze visits. On very cold days, remember that rock salt works poorly below about -10°C.
Sightlines and Safety
Piles near exits and corners hide pedestrians and oncoming cars. Keep piles low near driveways and lot exits, and push snow well back from the street so drivers can see clearly before they pull out. This is easy to plan before winter and much harder to fix once the piles are frozen solid.
When Space Runs Out
In a heavy winter, some lots simply run out of room. Losing too many parking spaces or blocking key areas is a sign that snow may need to be moved or hauled away. Hauling is a separate job from routine plowing, so ask about it early and decide in advance who approves it and how it is priced. That way it can happen quickly when needed, rather than after a week of lost parking.
Write the Plan Down
Put the agreed storage areas on a site map and keep it with the contract. Timestamped photos after every visit make it easy to watch piles grow over the season. Commercial lots are priced individually, and we send a per-site quote within 2 business days.
Can snow be piled on landscaped areas?
It can damage plants, curbs and irrigation, and salt-laden snow can harm soil. Choose paved storage areas where possible.
Who decides when snow needs to be hauled away?
Agree on this before the season, usually the property manager or owner, so hauling can be approved quickly when space runs out.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
