Warehouses and distribution centres run on a different rhythm than most commercial properties, with large trailer traffic, tight scheduling windows, and truck yards that need very different snow removal handling than a standard parking lot.
Trailer yards and staging areas require wide, clear turning radiuses for large trucks, which means snow removal here isn't just about clearing surface area but keeping specific maneuvering zones fully open. A yard that's mostly clear but has snow encroaching on turning space still creates real problems for drivers.
Shipping schedules at distribution centres often run around the clock or on tight windows tied to carrier pickup times. A late-cleared yard can mean missed pickup windows that cascade into delivery delays well beyond the property itself, making response time even more critical than at a typical retail location.
Dock door aprons need particular attention, since this is where trailers back in and where forklift and foot traffic concentrate. Ice or poorly cleared snow at a dock apron creates both a safety hazard and a bottleneck that can slow down loading and unloading operations for the whole facility.
Build the Plan Around Your Shipping Schedule
Start with your busiest windows. If carriers arrive at 5 a.m., the yard and dock aprons need to be open before then, not when the storm ends. Share your receiving and shipping times with the contractor in writing, and agree which areas come first: usually the main gate, truck lanes, dock aprons and fire routes, then employee parking, then lower-use storage areas. In a long storm, the priority areas may need more than one pass.
Plan Where the Snow Goes
Large yards create large piles. Decide before winter where snow can be stacked without eating into trailer parking, blocking sightlines at corners or sitting on top of catch basins. Piles placed uphill of docks or walkways will melt across them and refreeze overnight, so place them downhill and away from traffic. Mark curbs, bollards, drains and fire hydrants before the ground freezes so they can be found under snow and are not hit by equipment.
Ice Control for Docks and Walkways
Dock aprons, stairs into the building and walking paths between parking and the employee entrance are where people slip. Freezing rain and refreezes can make these areas dangerous on days with no snow at all, so make sure ice control covers those events, not just snowfall days. Agree on what product is used near loading equipment and doors.
Keep Records of Every Visit
With heavy traffic from drivers and staff, records matter. Keep a log of each visit with times and photos, along with your own notes of conditions. If a claim is made, that record shows what was done and when.
Our Approach to Commercial Sites
We price every commercial site individually and send the quote within 2 business days, and we do not publish commercial prices. Every visit comes with a timestamped photo. We carry $2,000,000 liability insurance, are WSIB registered and are a member of the London Property Management Association.
Staff and Visitor Parking
Employee lots often get cleared last, but staff arrive before the first trucks. Agree on a time the main walking route from parking to the entrance will be open, and make sure accessible spaces are not used as snow storage.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room. See commercial snow removal or request a site quote by calling or texting (548) 888-8702.
