How Snow Removal Works for Office Parks and Complexes

Office parks and multi-building business complexes present a scale and coordination challenge that a single standalone office doesn't face. Multiple buildings, shared roadways, and staggered tenant hours all need to be accounted for in one cohesive plan.

Internal roadways connecting buildings need the same priority as parking areas, since employees and visitors moving between buildings depend on clear, safe routes just as much as the lots themselves. A plan that only addresses parking while ignoring connecting roads leaves a real gap in coverage.

Staggered tenant hours across a complex mean there's rarely a single ideal service window. Some tenants may open at seven, others at nine, and a good route plan accounts for the full range rather than optimizing for just one building's schedule at the expense of others.

Common area management typically coordinates snow removal for the whole complex, similar to how it works in a strip mall, with costs distributed across tenants through their lease agreements. Individual businesses within the complex usually don't have direct control over contractor selection, but should still understand how the service works.

Map the Whole Site Before Winter

A complex works best with one site map that every tenant and the contractor share. Mark the internal roads, fire routes, loading docks, accessible parking, building entrances, and where snow can be piled without blocking drains, sightlines or parking spaces. Marking curbs, islands and drains before the ground freezes saves damage later, because those edges disappear under the first big snowfall.

Decide the order of work in writing. Fire routes and main entrances usually come first, then internal roads, then parking rows, then lower-use areas. When a storm runs long, crews can return to the priority areas instead of finishing one lot while another building opens to unplowed walks.

Walkways and Entrances Need Their Own Plan

Plowing handles the pavement, but most slip risk sits on sidewalks, steps and ramps between buildings. These areas usually need hand crews and ice control, not just a plow pass. Agree on which walks are cleared, how often during a storm, and when salt goes down for freezing rain and overnight refreezes.

Keep Records for Every Visit

With many tenants and visitors, a property manager needs proof of what was done and when. Ask for visit records with times and photos, and keep them with your winter files. If a claim is ever made, that record shows the reasonable steps taken on the site.

How We Price Commercial Sites

We do not publish commercial prices because every site is different. We price each property individually and send the quote within 2 business days. Every visit comes with a timestamped photo, and we carry $2,000,000 liability insurance, are WSIB registered and are a member of the London Property Management Association.

Communicating With Tenants

Tenants feel the result of the snow plan even if they never see the contract. Before the season, share the priority order, which entrances are cleared first and who to contact if a walk is missed. During long storms, a short update from the property manager about when crews will return saves a lot of calls. After the season, ask tenants which spots caused problems, such as drifting at a door or water pooling and refreezing near a downspout, and add those to next year's site map.

Office Park Snow Removal FAQ

Who usually hires the contractor in a complex?

Normally the property manager or landlord, with costs shared through the leases. Tenants should still know the service plan for their entrance.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
