How Residential Snow Removal Differs From Commercial

Homeowners occasionally wonder why commercial snow removal contracts look so different from residential ones, with more detailed language, higher price points, and different service standards. The differences come down to fundamentally different risk profiles and legal exposure between a private driveway and a public-facing business property.

Liability is the biggest driver of the difference. A commercial property owner faces exposure to slip-and-fall claims from customers, employees, and delivery drivers, all people with a legal right to expect reasonably safe conditions. A residential driveway mostly involves the homeowner's own risk and the occasional guest, which is a much narrower liability picture.

Service standards reflect this liability difference directly. Commercial agreements tend to spell out when a site must be cleared, what areas are included and how each visit is recorded, since that record can matter if a claim ever arises. Residential agreements are generally simpler.

Scale differs substantially too. A parking lot needs different equipment and planning than a single driveway, and businesses usually need entrances, ramps and sidewalks treated as carefully as the drive lanes.

How Residential Service Works

For homes, Thames Valley Snow offers seasonal plans from December 1 to March 31. Service is automatic every time 5 cm or more falls, return visits happen in long storms, and the City windrow is cleared. Seasonal prices plus HST are $650 to $725 for a single or 1.5-car driveway, $815 for a double, and $1,050 for a 3-car, interlock, paver or stamped driveway. Per-visit service is $70 to $85. Quotes are measured from City of London maps and aerial imagery, and you get a fixed price within 1 business day.

How Commercial Service Works

Commercial sites are priced per site from the paved area, walkway length and opening time, and a written quote usually takes about 2 business days. You can choose a fixed seasonal price, per-visit pricing or an event cap, with monthly billing on request. Sites are cleared before opening, sidewalks, entrances and ramps are hand-cleared and salted, snow is piled away from doors and drains, and every visit goes into a photo log. Our commercial clients include vet and chiropractic clinics, churches, plazas and a 24/7 truck stop on Highway 401.

What Both Have in Common

Every property gets a timestamped photo after each visit, and edges, steps and drains are marked before the season. We carry $2,000,000 in liability insurance, with certificates on request and additional insured available, are WSIB registered and are a member of the London Property Management Association.

Ice Control Is Handled Differently Too

At home, seasonal salt is an add-on for $175 that includes freezing rain and refreeze visits, and pet-safe de-icer is available for $120. On commercial sites, sidewalks, entrances and ramps are hand-cleared and salted as part of the service, because those are the areas where customers and staff walk most. Billing differs too: residential plans take a 30% deposit with the balance before December 1, while commercial clients can ask for monthly billing.

Which One Fits a Rental or Multi-Unit Home?

Duplexes and small rental homes are usually handled like residential driveways, while larger buildings with shared lots are closer to commercial work. Tell us how the property is used when you ask for a quote.

Frequently Asked Questions

Why does commercial snow removal cost more?

More area, earlier deadlines, hand work on entrances and ramps, and detailed records all add time to each visit.

Can a home business use a residential plan?

If customers visit your property, ask about it when you request a quote so the plan matches how the property is actually used.

What's included… and what's extra

Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.

Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
