Winter weather is one of the more unpredictable line items in a commercial property budget, but businesses in London, Ontario can plan for it with the right approach.
Most businesses budget for snow removal using either a fixed season contract or an estimated per-visit cost based on average snowfall history for the area. A season contract offers the most predictable number for financial planning since it doesn't fluctuate with how many storms actually hit.
Properties that go the per-visit route often build in a buffer above the historical average, since a heavier-than-usual winter can mean significantly more visits than a light one. Looking at a few years of past invoices helps set a more realistic number.
Beyond the base clearing cost, it's worth budgeting for extras like ice management, sidewalk clearing if required by bylaw, and any emergency or after-hours response fees that might apply during a major storm.
At Thames Valley Snow, we price commercial sites individually and send a site-specific proposal within 2 business days, so you have a real number to plan around.
Build the Budget Around Your Site
Commercial snow costs are driven by the property, not by a generic rate. The main factors are the total paved area, the number of entrances and walkways, how much room there is to store snow on site, the hours the business opens, and how much ice control the site needs. A clinic that opens at 7 a.m. with steep entrance steps has very different needs from a warehouse lot used mainly in the afternoon.
Before asking for quotes, put together a simple site sheet: a map or sketch of the lot, opening hours, any areas that must be clear first (accessible parking, fire routes, loading docks), and where snow can and cannot be piled. Providers can then quote on the same scope, which makes comparison much easier.
Do Not Forget Ice Control and Walkways
Many budgets cover plowing and then get caught out by salting. Freezing rain and overnight refreeze can require treatment even when there is no snow to push, and slip-and-fall risk is usually concentrated on sidewalks, entrances and steps rather than the parking lot itself. Budget for ice control as its own line, and remember that rock salt works poorly below about -10°C, so colder spells may call for a different product.
Check Insurance and Documentation
Ask every contractor for proof of liability insurance and WSIB coverage before you sign. Thames Valley Snow carries $2,000,000 liability, is WSIB registered and is a member of the LPMA. Documentation matters too: we send a timestamped photo after every visit, which gives property managers a record of when the site was serviced.
Timing Your Budget Decisions
Lock in your contractor in the fall. Routes fill up before December, and getting a commercial proposal, approving it and setting up site details takes time. What Commercial Clients Get From Us

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room.
