Why garage doors freeze shut
The rubber seal along the bottom of a garage door sits directly on the driveway. When snow melts during the day, or when a warm car drips slush inside, water collects along that seal. Overnight it freezes, bonding the rubber to the concrete. Snow drifted against the outside of the door and snow pushed against the door during clearing make the problem worse, because they hold moisture right where the seal sits.
Do not force it
If the door will not lift, stop pressing the opener. Repeatedly running the motor against a frozen door can strain the opener, bend the bottom panel or tear the rubber seal. Many openers have a force setting that will stop the door, but it is still better not to keep trying.
Safer ways to free it:
- Disconnect the opener using the emergency release cord, then try lifting gently by hand.
- Use a hair dryer or a heat gun on a low setting along the seal, keeping it moving.
- Pour a little de-icer along the outside edge, then wait.
- Gently tap along the bottom with a rubber mallet to break the bond, never a metal tool on the seal.
Avoid pouring hot water. It can free the door briefly and then freeze again into thicker ice.
Keep the area in front of the door clear
The most effective prevention is not letting snow sit against the door. When a driveway is cleared, the crew should clear right up to the garage door, not leave a ridge against it. With seasonal service, snow is cleared automatically after every snowfall of 5 cm or more, so it does not build up there for days.
If ice tends to form in front of your garage door, seasonal salting ($175) includes freezing rain and refreeze visits, and a bit of de-icer at the apron goes a long way.
Look after the seal
A worn, cracked or flattened bottom seal lets water underneath and freezes more easily. In the fall, check that the seal is flexible and touches the ground evenly. Some homeowners wipe the seal with a silicone spray so ice bonds less readily; check what the door or seal manufacturer recommends. Replacing a worn seal is an inexpensive job that can prevent a lot of winter mornings like this.
Inside the garage
Slush that falls off a car inside the garage melts and runs to the door. A garage floor mat or a simple squeegee to push water out after a storm helps. Make sure the floor slopes toward the door the way it was built and that nothing is blocking water from draining.
Plan your mornings
If you rely on the garage to get out early, priority early-morning clearing ($125) puts your property earlier in the route after overnight snow. A timestamped photo after each visit shows you the driveway is done before you head out.
Also think about where the car goes during a storm. If you leave a vehicle parked tight against the garage door on the driveway, the crew cannot clear that strip, and that is exactly where ice forms. Pulling the car into the garage or to the side of the driveway lets the apron be cleared fully. A clear apron is the best protection your bottom seal can get, and it means the door opens freely on the coldest mornings.
