Many people, one entrance
A single-family driveway serves one household. A downtown condo entrance or townhouse lane serves dozens. Residents leave for work at all hours, visitors and deliveries arrive through the day, and anyone with a mobility device needs a clear, safe route. That makes timing and coverage the two biggest concerns for boards and property managers.
Our commercial service clears before opening, which for residential buildings means before the morning rush. Every visit is recorded in a photo log, giving the board or manager a record of when the property was cleared and salted.
Communication matters too. Residents want to know the property is being looked after, and boards want to answer questions quickly. A photo log makes it easy to show when each visit happened, and it is helpful if a resident raises a concern about a particular storm.
Tight lots and limited snow storage
Downtown properties rarely have spare land. Surface lots are small, laneways are narrow and every parking space counts. Snow has to go somewhere that does not block stalls, fire routes, garbage areas or sightlines at the exit. Planning storage at the start of the season, and adjusting it as piles grow, keeps the lot working through February and March.
On very tight sites, snow may eventually need to be stacked in one designated corner for the rest of the season. Deciding on that spot in November, with the board or manager, avoids last-minute choices during a storm that block a parking stall or a door.
- Identify fire routes and hydrants that must stay clear.
- Mark accessible parking and the route to the entrance.
- Choose a storage area that does not drain across walkways.
- Keep garbage and recycling pickup areas reachable.
Walkways, steps and ice
In a busy building, most winter slips happen at entrances, on steps and where residents cross from the parking area to the door. Meltwater from roofs and snowbanks runs across these paths during the day and refreezes at night. Salt and ice control are built into the commercial plan based on the entrances and walkways the building actually uses.
Underground garage ramps and the transition from the ramp to the street are also worth flagging. Ramps are often sloped and shaded, and they can ice over quickly. If your building has one, include it in the scope so it is cleared and salted with the rest of the property.
Pricing options for boards
Condo boards and property managers usually want predictable costs. We offer fixed seasonal pricing, per-visit pricing, or an event-cap arrangement, and monthly billing is available on request. Commercial quotes are returned within 2 business days. We are fully insured with $2,000,000 in liability coverage and WSIB registered, which most boards will ask about before signing.
For individual townhouse owners who are responsible for their own driveway, residential seasonal service starts at $650 to $725 plus HST for a single or 1.5-car driveway, with walkway and steps from $150.
What to send with a quote request
To get an accurate quote quickly, send the address, a note on which areas are included (lot, lanes, walkways, steps, entrances), any times the property must be clear by, and any known problem spots such as a drain that ices over. We measure from City of London maps and aerial imagery, so a site visit is not usually required to start.

What's included… and what's extra
Commercial snow service is priced per site from paved area, walkway length and opening time. A typical contract includes plowing at the agreed trigger depth, clearing before opening, hand-cleared entrances, sidewalks and ramps, and a timestamped photo log of every visit.
Common extras are quoted separately so you only pay for what the site needs: salting and de-icing per event, extra sidewalk or ramp coverage, after-hours or priority service, and snow relocation when piles run out of room. See commercial snow removal or request a site quote by calling or texting (548) 888-8702.
